Our client wanted building regulation drawings for a site which was formally part of the rear gardens of 1 to 9 Beckfield Lane in York. The plot held planning consent for 9 new dwellings but we saw potential to increase the density of the site without being detrimental to the surrounding area.
We therefor submitted a new application for 11 new dwellings which comprised a mix of bungalows, terraced and semi detached houses. Initially the scheme was rejected by the local authority who sited that the scheme would not respect the scale and massing of the overall character of the area. The Vincent & Partners team took the application to appeal stage where the inspectorate agreed that our proposals would not cause significant harm to the surrounding area and would provide a social benefit of much needed additional housing at a time with recognised shortage for the house types on offer.
This result is a superb example of how the practices vision, policy knowledge and negotiation skills adds value to clients projects.
Following the successful appeal the team then produced building regulation drawings for the site which was completed in 2019 and sold quickly.
