Little End
The design and construction of a spacious 4-bedroom family home in Holme-on-Spalding-Moor, East Yorkshire. In close collaboration with the client, Vincent & Partners put forward proposals to construct a large, detached family home with generous gardens and a double timber car port.
Located at the end of a single-track access road, the compact site presented many challenges, including restricted access and close proximity to neighbouring properties. The rear of the plot was at the edge of development limits and Vincent & Partners worked closely with the local authority to ensure the new scheme was sympathetic to the adjacent buildings and landscape.
The new property nestles unobtrusively within the plot and reflects the architectural character and style of the setting. The ground floor features a stunning open plan kitchen/dining room spanning the full depth of the property. An adjacent red-brick, sun-room with lantern rooflight opens out onto the patio terrace through bi-fold doors. The generous entrance hall leads to a separate living room and study, and rear access is provided through the boot room and utility areas. To the first floor there are 4 spacious double bedrooms, 3 with en-suite facilities in addition to a luxurious family bathroom. The master en-suite affords stunning views across the rear garden and farmland beyond.
Externally the façade of the property reflects the character of the village with a combination of red-brick, exposed timber and render. A landscaping scheme included the removal of an existing birch tree to make way for the new dwelling and additional planting attenuates the impact on the setting.
Following receipt of the planning consent the Vincent & Partners team produced drawings for Building Regulations and for Construction.
