Lumby Hill
A boutique development of five stunning executive 4 & 5 bedroom homes in Monk Fryston.
Vincent & Partners were instructed to submit an application to Selby District Council, to demolish a bungalow & outbuildings at 31 Lumby Hill and replace with 5 new dwellings and associated garages. The proposals provide an extremely high quality scheme helping to provide new housing in an extremely desirable area on the outskirts of Leeds & York.
As part of the new development, a new street/shared driveway is to be added in order to provide access to all of the plots. The new proposals have been positioned along a notional building line of existing properties. This allows for the new development to fit within it's local surroundings, matching the existing street scenes.
Plot 1 is proposed to be semi submerged, making use of the naturally sloping site. From the roadside the dwelling will appear single story however the rear elevation opens up to reveal a lower ground floor, detailed in the drawing below.
The proposed materials of the development have been selected to match those of each other, as well as matching the surrounding buildings. The predominant materials within the area are stone, Red brick and pantiles, which resulted in the selection of old hambleton multi brick, stone cills and terracotta pantiles.
The rear elevations are proposed to have large aluminium bi-fold doors offering expansive views of the gardens and fields behind.
