North House Farm
A development of 8 luxury homes, three barn conversions and five high end detached houses over looking the village green & Skipwith common.
Our client, Orchard Homes, purchased the site in Skipwith, near Selby with planning approval for 9 units made up of 5 new builds and a barn conversion into four small dwellings.
We were instructed to make changes to the plans and achieve updated planning approvals. This included approval to demolish & rebuild the barn owing to it's state of disrepair. The rebuilt barn would now become 3 larger dwellings rather than 4 smaller ones and the new build properties layouts & plot types were to be altered. The outcome was an additional 270sqm floor area across the site and a simplified construction process resulting in an increase to the value of the site.
The site came with sitting tenants in the form of Owls and Bats and careful consideration had to be taken. Working closely with MAB environmental ecology, an owl loft and a number of bat boxes were installed to provide the protected species with new homes.
Once the new planning approvals and ecology enhancements were in place the Vincent & Partners team created building regulation drawings for the client to commence construction using their own team of contractors. Three 6 bed and two 4 bed detached homes and three 4 bed homes within the rebuilt barn were completed towards the end of 2020 and sold quickly. Externally the properties boast sash windows, Juliet balconies and Flemish bond brickwork. Internally bespoke finishes such as hand crafted kitchens, oak staircases and feature brick & granite fire places complete the high end development.
