The Quadrant, Bootham

A mixed-use development with ground level offices and high-quality residential above, comprising 8 luxury apartments and a stunning townhouse, all with unparalleled views of the iconic York Minster.

The Quadrant development site nestles at the rear of Bootham Row, the curtilage to a corner property known as ‘Bootham Tavern’. The site covers 430sqm and lies within York’s Central Historic Core Conservation Area. An adjacent area of public car park was purchased from the local authority with the agreement that considered landscaping would integrate the building into the street scene and transform the space.

The site is accessed via Bootham Row and its many challenges included its proximity to two Grade II listed properties – 25 and 27 Bootham. An unsympathetic and unsightly modern retail extension adjoining the ground floor retail unit of 27 Bootham was demolished as part of the project. The scheme transforms the neglected site to become an accessible and attractive public realm, including planting and a new footway link. Timber benches, raised planting and small trees create an urban parkland in front of the building on Bootham Row.

The massing and scale of The Quadrant was extensively developed by our dynamic team and agreed with the local authority. Vincent & Partners were able to unlock the potential of this tight urban site and extract maximum value from within the restricted design parameters. Planning approval was granted in 2017.

Following our initial contract, Vincent & Partners were commissioned to carry out the detail, design and information during the construction phase of the development.
